San Marcos Finally Gets a Bookstore This Week, and It's Not the Only Change on Your Errand Map

October 8, 2026

At 9:45 on a Monday morning in late August, the parking lot at 288 Rancheros Drive was full. Cars circled for open spaces, and the waiting area inside was packed with people hoping for a table. Mama Kat's had been open at its new address for only a short time, and it already had the same problem it moved to get away from.

The building has had several lives. Hometown Buffet ran there for 18 years before closing in 2016, and then the site sat empty for several years. My Yard Live moved in next and closed in November 2024. Now it's a breakfast spot and pie shop.

Most of this fall's changes in San Marcos follow the same pattern. A bookstore is moving into an old fabric store. A burger counter took over another burger counter. A breakfast institution moved into a former brewpub. The brand-new construction is in North City, and nearly everything there is still listed as coming soon.

Wednesday's Opening at Grand Plaza

Barnes & Noble opens at Grand Plaza, 177 S. Las Posas Road, at 10 a.m. this Wednesday, October 7. The store fills the former JOANN space next to Nordstrom Rack. The company's announcement says this is the first time San Marcos, home to Cal State San Marcos and Palomar College, will have its own major bookstore.

According to the company, here's what opening week looks like:

  • Ribbon-cutting, Wednesday at 10 a.m. Local author Kaylie Smith will cut the ribbon and sign copies of her book Phantasma.
  • Storytimes that weekend. The Cat in the Hat costume character will host special storytime events.
  • Grand opening deals. Visitors get $50 off any NOOK device and 40% off all DVD, Blu-ray, and 4K Ultra HD movies.
  • Ongoing updates. The store posts news and upcoming events on social media at @bnsanmarcosca.

The store is over 20,000 square feet. It carries books plus toys, games, magazines, vinyl, DVDs, and gifts, and it includes a Barnes & Noble Café. Christie Colbert, the store manager, has been with the company for 26 years. She describes the store as a place for in-store events, storytimes, book clubs, and work with local schools, and as "a comfortable place for college students to get coffee and study or just get lost in the stacks of books."

San Marcos is also part of a bigger story for the chain. It's the fifth new Barnes & Noble in California this year, after Elk Grove, Costa Mesa, Turlock, and Clovis. Fremont, Cupertino, and Ontario are planned before the year ends. That would break the company's California record of seven new stores, set in 2002. All of the opening details here come from the company's September 30 announcement. As of this weekend, no local outlet has covered the opening on its own.

Grand Plaza, One Storefront at a Time

The bookstore isn't the first reuse at this end of Las Posas Road this year. The Melt opened this spring in the former Five Guys spot at the corner near Sprouts. The North County Daily Star covered its red-ribbon ceremony. Its full address is 151 S. Las Posas Road, Suite 170. Jonathan Kaplan founded the chain in San Francisco in 2011 as a grilled cheese concept. The San Marcos store is its fourth in San Diego County, joining Del Mar, La Jolla, and the Gaslamp Quarter.

Here are this year's west-side changes, side by side:

Address Previous occupant 2026 occupant Status as of Oct. 4
177 S. Las Posas Road, Grand Plaza JOANN Barnes & Noble Opens Wed., Oct. 7, 10 a.m.
151 S. Las Posas Road, Ste 170, Grand Plaza Five Guys The Melt Open since spring
288 Rancheros Drive My Yard Live, and Hometown Buffet before that Mama Kat's Open
950 W. San Marcos Blvd. Mama Kat's No successor reported Vacated

The last row is the open question. When the Union-Tribune reported the move in March, it didn't name a new tenant for the Boulevard space, and no later report has named one either.

Why Mama Kat's Needed the Bigger Room

Mama Kat's history explains the move. Michael Herrera bought Grandpa Allen's Family Restaurant in 2005. In 2008 he renamed it for his mother, and he runs it with his wife, Kristen. As neighboring units in the building opened up, the family expanded into them. That added seats but didn't add parking. The new site is about two miles from the old one.

The menu is the same one regulars know: fresh-baked and cream pies, house-baked cinnamon rolls, biscuits and gravy, and skillet breakfasts. More is planned. In late August, signs at the new location said the restaurant planned longer hours and was working on a lunch menu. The building also came with a full brewery and a live music stage from the My Yard Live years. When the Union-Tribune asked in March, the owners hadn't said whether brewing would be part of Mama Kat's future. For updates, the restaurant points people to mamakats.com.

North City Has New Buildings and a Waiting List

North City is the newest part of San Marcos. Developer Sea Breeze Properties has built it south of State Route 78 and north of Barham Drive, overlapping Twin Oaks Valley Road. Its tallest addition is 222 North City, a 12-story building with 458 units that was finished last year. Several of this year's announced businesses have that address, and none have opened yet.

As of today, here's where each one stands:

  1. Padel N9NE, 222 North City Drive, Suite 107. The padel club's site lists a November 2026 opening and says presales start tomorrow, October 5. This will be its second club, with pro coaching and a full schedule of programs from day one.
  2. Haggo's Organic Taco, 222 North City Drive. It serves organic Mexican food made without seed oils. Its plans were under county review in August, and it was expected to open by the end of the year. No firm date has been announced.
  3. Trader Joe's, North City. The developer announced it in August. A company spokesperson, Nakia Rohdes, confirmed the plans to The Coast News and said, "We do not yet have a timeline or exact location to share."
  4. Honor Pilates, North City. It appears on the same list of planned additions. No address or date has been reported.

For now, the nearest Trader Joe's stores are still in Vista, Escondido, Oceanside, and Encinitas. Darren Levitt, a principal at Sea Breeze Properties, also told The Coast News: "Every great neighborhood needs a great grocery store, and Trader Joe's is a natural fit for North City."

One sweet stop is also on the way along Grand Avenue. Batch & Box, a cookie and dessert shop, is aiming for December 2026 at Creekside Marketplace, 573 Grand Ave., Suite 110. That's a target month, not a confirmed opening day.

Planning the Next Few Weeks

The confirmed dates are close together. Padel N9NE presales start Monday. The bookstore opens Wednesday morning, and the storytimes follow that weekend. The Melt and Mama Kat's are already open, and weekday mornings at Rancheros Drive were busy enough in August that a Monday at 9:45 meant waiting for a parking space.

The North City dates are less certain. Padel N9NE is the only one with a target month published by the business itself. Haggo's has a year-end goal that depended on county review. Trader Joe's has no address. Batch & Box on Grand Avenue has a December goal. Grand Plaza's two newest tenants are already in their spaces, and so far no one has announced plans for Mama Kat's old storefront on San Marcos Boulevard.

The shops opening around you shape what home feels like day to day, and part of what we do is keep track of those changes. If you'd like to talk about how Grand Plaza, Rancheros Drive, or North City fit into your plans for the year ahead, Gina Riddle is glad to help. Contact Me any time.
